A. Many people who chose to live here, did so because there is a Home Owners Association (HOA). There are many benefits to living in this HOA community. Our HOA ensures that homes will look as they did when they were new. Also our neighborhood will stay clean, landscaped and kept up by having a good HOA. Finally, by keeping our HOA well organized, we ensure that our properties will get the resale value they deserve. Bottom line - we are increasing the value of our properties!

A. Quarterly dues are collected to maintain the private community roads, liability insurance, maintenance of community signage, maintenance and upkeep of sidewalks and community common areas. In the event the Lago Mar Community requires legal counseling regarding overall maintenance of the community, legal expenses would be allocated from the quarterly dues.

A. The HOA fee can be raised annually based on annual expenditures. Budgets are created annually in order to maintain the expenses to the bare minimum needed. In addition, should an unexpected emergency expense come up, homeowners may be assessed special fees to pay for these expenses. Should a homeowner not maintain their home or property however, this is not the responsibility of the HOA and the homeowner will be expected to pay for their own maintenance and repairs, even if the HOA has to step in to get past due work finished.

A. There are 274 homes in our Lago Mar North Community. There are 147 homes in Phase I (Sunset Drive, SW 158 Path, SW 162 Avenue) and 127 homes in Phase II (SW 80th Street, SW 162 Avenue)

A. Contact the board here and let them know of your interest. Volunteers are welcome and there are many opportunities to serve in the HOA.

Currently, the Lago Mar North Community has two management companies: the Master Association, Courtesy Property Management, and a Sub-Association, Allied Property Group. The master association assumes the responsibility of common areas and is seen as an “umbrella” association that manages common areas shared by members of several different phases or sections of a large planned community, each governed by separate Sub-associations.. The sub-association assumes the responsibility under the master association with their own dues, policies and governing documents, as created by their developers.

A. You're right! In the past (prior to 2019) our HOA was managed poorly. Unfortunately, money that was collected from maintenance fees were not used effectively to maintain our neighborhood nor pay reoccurring bills or lawyers fees incurred by the previous board. Now, with a new board - we have made it our goal to be more organized, work diligently with the management companies and ensure that the Architectural Control Committee (HOA) are made up of homeowners who want our neighborhood to be safe, beautiful and valuable for resale.

A. Allied Property Management will send out a past due balance letter advising you of your balance. If after three notifications, we do not receive your payment or proof payment has been made on time we may forward your account to our legal office for collections in which case you will be required to pay collections, lawyer, legal, court and any other fees in connection with collecting on your account. Interest and/or fees may begin following payment due.

Please notify the board by email at lagomarnorthhoa@gmail.com when you move or change ownership. This way we can get the appropriate documents to the new homeowner such as rules, regulations and CC & R's and keep our mailing list up to date.
For new homeowners coming into the Lago Mar North Community, prior to closing, you must submit the purchase/rental application package along with applicable fees for review and approval. This fee covers administrative costs with the transfer, accounting ledgers, and issuing a certificate of good standing once the lot is free and clear. Once your application has been approved, we ask that you send us an email with your full name and address.
